How Often Should a Boiler Be Serviced? A Straight Answer

Once a year, every year, ideally before winter

Every major boiler manufacturer, including Worcester Bosch, Vaillant, Ideal and Baxi, specifies an annual service, and most make it a condition of the warranty. Skip a year on a boiler that is still under its 5, 7 or 10 year guarantee and the manufacturer can refuse to pay out on a repair that would otherwise have cost you nothing. For a newer boiler, the service often costs less than the excess you would lose.

Timing matters more than most people realise. The best months to book are late spring through to early autumn, when engineers have more availability and any fault found can be fixed without leaving you cold. Wait until the first cold snap in October or November and you will be competing with every breakdown call in Lancashire for the same appointment slots.

What a proper service actually involves

A genuine service is more than a quick look and a sticker on the case. A Gas Safe registered engineer should spend somewhere in the region of 30 to 60 minutes on a standard combi, and longer on a system or conventional boiler with a cylinder and tanks. If someone is in and out in ten minutes, you have paid for a visual check, not a service.

• Checks on the gas pressure and gas rate against the manufacturer's figures
• Inspection of the flue, seals and case for leaks or corrosion
• Testing safety devices, including the pressure relief valve and flame sensor
• Checking the condensate trap and pipework, a common winter failure point
• Inspecting the heat exchanger and burner, with cleaning where needed
• A look at system pressure, the expansion vessel and any visible pipework

Are there boilers that need looking at more often?

Annually is right for most households, but a few situations justify closer attention. Boilers over 10 to 12 years old are past the age where small faults stay small, so it is worth acting quickly on any change in behaviour between services, such as odd noises, pressure dropping every few days, or radiators heating unevenly. Rental properties are a separate legal matter: landlords must have a Gas Safety Record (CP12) issued every 12 months by law, and it makes sense to service the boiler at the same visit.

Local housing stock plays a part too. A lot of Burnley's terraced homes still run older heating systems with years of accumulated sludge in the radiators and pipework. That sludge gets dragged through the boiler and shortens the life of the heat exchanger and pump. If your radiators have cold patches at the bottom, ask the engineer about a system flush and a magnetic filter, which catches debris before it reaches the boiler and typically pays for itself in avoided repairs.

What it costs and why it is worth it

Around East Lancashire, a one-off boiler service typically falls somewhere between £70 and £110 depending on the boiler type and how accessible it is, with system and back boilers at the upper end. Some firms offer service plans that spread the cost monthly and bundle in breakdown cover, which can suit older boilers, though on a newer boiler under warranty a simple annual service is usually the cheaper route.

Set against that, the case for servicing is straightforward. A neglected boiler loses efficiency as the heat exchanger fouls, which shows up on your gas bill. Small problems such as a weeping seal or a tired ignition electrode cost little to sort at a service but can mean a no-heat callout in January if left. And there is the safety side: a poorly burning boiler can produce carbon monoxide, which is why the flue gas check matters and why every home with a gas boiler should also have a working carbon monoxide alarm in the same room.
