A new boiler is one of the bigger jobs most Padiham households will pay for, and it helps to know what you are signing up for before anyone lifts a spanner. This guide covers how long the work takes, what it is likely to cost in a typical local home, and the few things you can do beforehand to keep the day running smoothly.
The timescale depends almost entirely on what is coming out and where the new boiler is going. Swapping an old combi for a new one in the same position is usually a single working day, with heating and hot water back on by teatime.
Padiham has a lot of stone terraces and older semis, and many still have a regular boiler with a cylinder in the airing cupboard and tanks in the loft, or a back boiler behind the living room fire. Converting one of those to a combi means removing tanks, rerouting pipework and often running a new gas supply, so allow longer.
Prices vary with the boiler brand, its output and how much alteration the house needs, so treat these as realistic ranges, not quotes. Around Padiham and Burnley, a straightforward combi swap typically falls between £1,800 and £3,000 fitted. A conversion from a regular or back boiler system is more often £3,000 to £4,500, and can go higher in a larger house.
A proper quote should follow a visit to the property, not a guess over the phone. If two quotes are far apart, check whether both include the same things, especially the system clean, filter and controls.
The engineer will lay dust sheets, isolate the gas and water, and drain the system. The old boiler comes off the wall, pipework is altered, and the new boiler, flue and magnetic filter are fitted. Expect to be without heating and hot water for most of the day, and without water at the taps for shorter spells.
Once everything is filled and tested, the boiler is commissioned. That means checking gas pressure and combustion readings with a flue gas analyser and recording the results in the Benchmark checklist at the back of the manual. Our water here is soft, so limescale is rarely the problem, but sludge from old steel radiators is, which is why the clean and the filter matter.
Before leaving, the engineer should show you how to use the controls and top up the pressure.
A little preparation saves time and protects your belongings.
The installation must be carried out by a Gas Safe registered engineer, and you are entitled to check their ID card. Afterwards the work is notified to Burnley Borough Council's building control through Gas Safe, and a Building Regulations Compliance Certificate arrives by post, usually within a few weeks. Keep it safe, as a solicitor will ask for it if you sell.
You should also have the completed Benchmark checklist and confirmation that the manufacturer's warranty is registered. Warranties commonly run from 5 to 12 years depending on the model, and almost all require an annual service to stay valid.
